By booking a rehearsal studio at the MAI, the tenant agrees to respect the conditions and policies detailed here. Any breach of the policies of use of the studios of the MAI could result in a fine or a ban.

1. By phone – during the MAI regular business hours, from Monday to Friday between 10:00 am and 6:00 pm, depending on the availability of staff responsible for rentals.
2. Online – at any time, forty-eight (48) hours before the rental period.

1. The hours available for rent are from Monday to Friday between 10:00 am and 6:00 pm.
2. To gain access to a studio, the tenant must announce their arrival at office 103 (the reception desk) for an employee to open the door of the reserved studio. It is the responsibility of the tenant to stop by the reception desk a few minutes before the start of their reservation.
3. The keys to the building are required for rentals before 10:00 am and after 6:00 pm, as well as during public holidays. They are available only to long-term tenants, under a rental agreement for 3 months or more. A deposit of one hundred dollars ($100) in cash will be required and will be given back when the keys are returned.
   

1. Please note that we require payment when making the booking. The payment is necessary so that we confirm the time slot on the calendar.
2. For online reservations, a confirmation email will be sent to you following your rental request and payment.

1. Only schedule changes and cancellations with forty-eight (48) hours notice prior to the start of the rental are allowed.
2. Any request for schedule changes or cancellations must be made during the MAI normal business hours, from Monday to Friday between 10:00 am and 6:00 pm, and must be approved by the staff responsible for rentals.
3. In case of authorized cancellation, a rental credit will be granted to the tenant. Rental credits are valid until the end of the current fiscal year of the organization, which ends on July 31 of each year.
4. When the tenant is infected, thinks that they are infected or has been in contact with a person infected with the COVID-19 virus, the tenant is responsible for informing the MAI staff of the cancellation of their reservations due to the risk of contagion. The MAI agrees to make an exception to its notice period regulations if the risk of a highly contagious disease is cited by the tenant. Depending on availability of spaces, the MAI agrees to cancel a tenant’s reservation without financial penalties.

1. Studios are cleaned every morning except Sunday. It is your responsibility to clean the studio at the end of your rental.
2. The tenant is held responsible for any damage done to the equipment or surfaces of the studio during their rental period.
3. Any deterioration or uncleanliness of the equipment or surfaces of the studio will be charged to the tenant, according to the amounts established by the MAI.
4. If the studio is damaged when the tenant takes possession of it, they ought to notify the MAI immediately, otherwise they will be held responsible for the damage.
5. The tenant is called upon to contribute to the prevention of highly infectious diseases by disinfecting commonly touched surfaces in the studios before and at the end of their activities with the cleaning product made available to them.

1. Before entering the studio, knock on the door to announce your coming.
2. The use of chairs and tables is strictly prohibited in studio 223.
3. Only dance shoes and barefoot are allowed. Thank you for leaving your shoes at the entrance of the studio.
4. Please keep the door closed and make sure the noise does not disturb the neighbouring tenants.
5. It is forbidden to drink and eat in the studio. Only water is allowed.
6. Please keep the room clean out of respect for other tenants. The floor must be washed after each use, a broom and a mop are at your disposal for this purpose.
7. The MAI is not responsible for personal effects left in the studio.
8. Please do not manipulate the thermostat as it is automatically adjusted.
9. Please be prepared to leave the studio five (5) minutes before the end of your reservation by consideration for the next renter.
